A. IMPORTANT NOTICE ABOUT GUEST SERVICE FEES: First it is awesome that you are looking at our site. Now to save in even more added guest fees it is strongly advised that you book directly with us. This way you will avoid the ADDED COSTS OF GUEST SERVICE FEES from online advertising and booking websites like HomeAway, VRBO, and Airbnb.
Other fees added are required by law. Please be advised that we charge a deposit equal to 50% of your stay including 12% Sonoma County Transient Occupancy Tax, 2% Sonoma County Business Improvement Assessment & 3.5% Sea Ranch Association Assessment.
These taxable fees break down as follows:
- Base rent at $525 per night.
- 14 % Sonoma Taxes on the rent (12% TOT Tax and 2% BIA Tax)
- Sea Ranch Home Owners Association Fee is 3% of the base rent plus
- The Sea Ranch Fee is taxable by Sonoma County at 12%
- Housekeeping ($315) is also taxable by Sonoma County
- There is no tax on deposit fees
Plus the following other fees collected by our property management:
- $50 pet fee* per dog up to two dogs
- $30 Property Management processing fee*
*If you bring a dog there is a $50 pet fee per dog. We allow up to 2 dogs.
**Our property management company charges a $30 processing fee if you do not wish to purchase the $69 Vacation Rental Damage Protection. In that case, a $530 damage deposit will be required at time of booking. This damage security deposit will be returned (less the $30 processing fee) following an inspection by Beach Rentals of the home after your departure.
- Vacation Rental Damage Protection – As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Learn more here. View the Description of Coverage here. The Vacation Rental Damage plan can be purchased during your booking of this reservation. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Beach Rentals any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Beach Rentals directly if you do not wish to participate in this assignment.
- Damage Protection- a $530 damage deposit will be required at time of booking if you do not wish to purchase the Vacation Rental Protection plan. This damage security deposit will be returned (less a $30 processing fee) following an inspection by Beach Rentals of the home after your departure.
A. To enhance the quality of your getaway experience, general cleaning following your departure is subject to post-departure housekeeping fees. Please follow the Departure “Check-List” to avoid additional cleaning charges for excessive cleaning due to abnormal wear and tear. Should our home require excessive cleaning, you will be charged at $45 per hour and deducted from your damage deposit. Note that our house can take up to 7 hours to clean normally. This will include carpets. Rental guests may be charged the cost to spot clean or completely clean carpets due to excessive spotting.
A. Yes, you may protect your payments should you have to cancel by purchasing travel insurance at the time of booking. Travel insurance is 6.95% of the rent (for example a 2 night stay in November would be$90.78. If you do not select travel insurance as an option you may be responsible for cancellation costs. A. Twenty-one (21) days prior to your arrival, the remaining balance of the reservation will be due. Reservations made for all holiday periods are subject to forty-five (45) days for the remaining balance.
You may pay with Master Card or Visa credit cards or check. If you elect to pay by credit card, the credit card number on file will automatically be charged 21 days prior to your arrival date (45 days for holidays) for the final balance due for your stay.
A. Abalone Bay has a 2-night minimum. For holidays and during the months of July-August there is a 3-night minimum. Thanksgiving holiday is a 4-night minimum. A. You may contact me directly via our Contact Us page and I will hold the dates for you. Feel free to ask any questions about your trip or booking process. I will have our property manager contact you to confirm your stay and take payment details. If you wish to self-book online, you may click here or on the blue bar above that will take you directly to our availability calendar and booking form. As mentioned in our About Us page, we reside in Chile. For that reason, we are using the services of Sea Ranch Beach Rentals as our property management and booking company.
A. Check in time is from 4:00pm-5:00pm. We look forward to welcoming you and checking you into your vacation home rental unit. Please check in at the Beach Rental office located at 39200 South Highway One, on the Oceanside of Highway One next to the Surf Super Market and across from the gas station and Gualala Post Office
A. If you will be arriving after hours, please let Beach Rental management know in advance so they can make arrangements for your check-in packet to be left for you in the secured after hours check in the cabinet at the Beach Rental office. You may call them at (707) 884-4235.
A. Should you need to cancel your reservation, please do so more than Twenty-one (21) days prior to your arrival date. Reservations made for all holiday periods are subject to Forty-five (45) days if you need to cancel. Reservations canceled with advance notice meeting the Twenty One (21) and Forty-five (45 ) day cancellation requirement, will be refunded less a $30 processing fee. Cancellations received within Twenty one (21) days (Forty-five (45) days for all holiday periods) will result in full payment/forfeiture of reservation unless we are able to rebook the canceled reservation dates for Abalone Bay.
A. Abalone Bay provides screened parking for one car. We do not have any covered/garage parking. A maximum of two (2) vehicle passes may be assigned to guests. One additional vehicle can be parked at the home within the screened parking area. Passes are not necessary to drive directly from Highway One to your vacation home rental. Passes are required for parking at the Recreation Centers and along the private roads at designated locations throughout The Sea Ranch. The hang tag (hard copy) of your guest pass must be displayed by attaching to the interior rearview mirror of your vehicle. Failure to display the guest pass will result in the vehicle being “booted” by The Sea Ranch Association Security Department. A $100 fee will be charged by The Sea Ranch Association Security Department to remove the boot. Beach Rentals shall remain harmless if the “boot” is applied.
A. – VEHICLE: A maximum of two (2) vehicle passes may be assigned per home. Additional vehicles can be parked at the home within the screened parking area and within accessible garages at the home. Passes are not necessary to drive directly from Highway One to your vacation home rental. Passes are required for parking at the Recreation Centers and along the private roads at designated locations throughout The Sea Ranch. The hang tag (hard copy) of your guest pass must be displayed by attaching to the interior rearview mirror of your vehicle. Failure to display the guest pass will result in the vehicle being “booted” by The Sea Ranch Association Security Department. A $100 fee will be charged by The Sea Ranch Association Security Department to remove the boot. Abalone Bay and their property management, Beach Rentals, shall remain harmless if the “boot” is applied.
– PERSON: A maximum of six (6) guests may be issued access to use of the Recreation Centers per home. The also must be carried with you when on the private trails. The white (soft copy) portion of your guest pass is required when checking in and registering at the Recreation Centers.
A. General cleaning following your departure is subject to post-departure housekeeping fees. Please follow the Departure Check List provided on check-in to avoid additional cleaning charges for excessive cleaning due to abnormal wear and tear. If our home requires excessive cleaning, you will be charged at $45 per hour which will be deducted from your damage deposit. This will include carpets. Rental guests may be charged the cost to spot clean or completely clean carpets due to excessive spotting. Guests with dogs are responsible for cleaning after your pet and any damages your pet may cause.
A. Yes – we ask you to be mindful of The Sea Ranch Home Owners Association rules. The Sea Ranch is a planned unit development with Sea Ranch homeowner’s membership Conditions, Covenants, and Restrictions (CC&Rs). Rental guests are subject to the same privileges and restrictions as The Sea Ranch Association homeowner’s membership. We strongly advise you be mindful of disturbing neighbors, be aware of the restrictions of noise, parking, and passage across private property. If you have your pet with you, your dog must not disturb our neighbors and must always be on a leash. The Sea Ranch Association Security Department security officer frequently monitors all of the homes and private roads of The Sea Ranch.
A. Smoking is strictly prohibited inside Abalone Bay and all at other home rental units, as well as throughout all common areas of The Sea Ranch. We do provide an outdoor free standing cigarette disposal. If you must smoke you must dispose of your cigarettes there. Any cleaning required to remove cigarette butts or smoke odors in the house will be charged back to you.
A. The ocean bluff and trail is less than 50 yards away. A short 5-minute walk will bring you to the Smuggler’s Cove staircase that brings you to the beach. The beach is small and sandy with a rocky shoreline to the sides.
A. The two guest bedrooms have views of the ocean. The principal bedroom has a sliding glass door that opens to the kitchen for ease of access to that first morning’s cup of coffee. There are indirect views from the master bedroom through the kitchen to the courtyard and over the courtyard fence out to the ocean beyond.
A. No need to bring your own linens, towels, and washcloths. We even have make-up washcloths. Our housekeeper will have your beds prepared with fresh luxurious linens and towels at the beginning of your stay. We also provide robes.
A. Abalone Bay is considered a full-service home. We have available for your initial arrival:
- laundry soap,
- trash bags,
- plastic wrap,
- paper towels
We also provide 2 welcoming 2-oz sampler’s bag of Little Green Bean locally roasted whole coffee beans for your first two pots of coffee. They are found in the kitchen cupboard. You’ll often find baking food items in the cabinets as well as basic cleaning products when you get here. We or our prior guests have left them. You may enjoy any such items.
However, you are expected to provide your own food and special condiments. If you plan to stay with us long term, you will need to provide your own products.
We pride ourselves in having a well-stocked kitchen for your baking and food preparation needs. If you are in need of a specific chef/baker’s item, please contact us directly to determine if we have it. If not we may be able to make arrangements for it to be included.
Of course, if cooking isn’t your ideal vacation activity, there are many great restaurants to choose from in Sea Ranch and Gualala.
We also provide extra blankets, pillows, dish soap, dishwasher soap, hand soap, toilet paper, and paper towels, flashlights, foil, plastic wrap.
We do NOT provide nor allow candles or matches in our home. We do however have battery powered candles and flashlights.
Our kitchen provides you with just about everything. And if you find you are in need of something please don’t hesitate to let me know! You will be cooking on a Jenn-Air gas stove top with electric oven with convection. And for quick cooking convenience, you also have available a microwave and toaster oven.

We provide 2 welcoming 2-oz sampler’s bag of Little Green Bean locally roasted whole coffee beans for your first two pots of coffee. They are found in the kitchen cupboard. We also offer various teas.

- French press
- Stovetop espresso maker
- Electric kettle
- Japanese Formal tea set
We do not have a Keurig Coffee Pot.
- Toilet paper (4 rolls per bathroom),
- 6 sets of towels and washcloths, makeup removal cloth,
- 2 hairdryers (one for each bathroom found in the drawers)
- Travel set of toiletries welcome you and include soap, shampoo, conditioner, and lotion.
- A rubber ducky is found in the guest bath
- Non-slip rubber mats for the tubs are found in the cupboard
- Cleaning supplies are also available plus cleaning brush and plunger
- And for those of you not wanting to ruin your diet while on vacation, there is a scale located in the master bedroom.
Yes, we have a hairdryer located in each of the bathrooms.
A. Mendocino and Sonoma Counties charge 10¢ per paper bag at grocery and retail stores. For your convenience, we provide you with free Abalone Bay reusable shopping bags. And you are invited to take it home with you!
A. Yes, we have high-speed wireless internet throughout our entire house. There are no laptops or computers provided, however. You will need to bring your own wireless/Wi-Fi device. We also have a Roku for your subscription TV service.
A. PHONES THAT ACCESS VERIZON HAVE BETTER SERVICE. Abalone Bay’s Land-line and any cell phone service on The Sea Ranch are available through Verizon only. Abalone Bay Home provides free local, national and limited international telephone service to its guests.
A. Abalone Bay is a dog-friendly unit. A $40 per dog, per reservation fee applies. Abalone Bay also pampers your pet by providing a luxurious pet throw which may be used for furniture protection as well as a blanket for when the fog creeps in. A. There is not a daily housekeeping service. However, if you are interested, this can be provided at an additional fee.
A. Yes, Abalone Bay was cleaned and inspected by a housekeeping supervisor. In addition, Abalone Bay is regularly treated by a professional pest control company each month with the strongest chemicals that are safe/legal.
However, it is important to note, according to Stanford University, that there is an impressive relationship between weather and infestation. Ants are most likely to enter homes in cold, wet conditions, typically in the winter in Northern California. They also note that a smaller peak in the level of infestation occurs during hot, dry conditions — typically in August and September. Adding to the difficulty of keeping ants in control is the 5-year California drought. Their eggs, which would be destroyed over a wet winter, never were. So the ant population has exploded. With groundwater and green vegetation in short supply insects, including ants, are all looking for water, forcing them to search inside homes and buildings.
While Abalone Bay and our property management team, Beach Rentals, have no control over ants, we will do what we can to minimize their impact in our vacation home. Please keep in mind you can have the cleanest house on the block and still find an ant invasion because they’re largely driven by weather. All it takes for the ants to appear in great numbers is to have the sun come out for a few hours. These bugs are commandos. They hide until the right moment and then come out in full force.
Here are a few suggestions to help eliminate marauding ants during cycles of rain and drought:
- Let us know where you are seeing them enter so we may plug up their entryway
- Use Windex to wipe up ant trails once they arrive
- Do not feed dogs outside. Inside build moats around pet food by putting the food bowl on a plate with soapy water preventing the ant from crossing
Note that cleanliness has little to do with ant invasions. It’s the weather — not the food — that brings them into your home in the first place.
A. Yes Abalone Bay’s private courtyard has an outdoor hot tub to be used solely at the rental guest’s own risk. It has views out to the ocean. You must leave the bromine feeder (floater) containing hot tub treatment products to keep the water sanitary in the water at all times while using the hot tub. Please note: Some people have a sensitivity to hot tub treatment products; clothing worn in the hot tub may fade; individuals should not stay in the hot tub for more than 15 minutes at a time – the high temperatures of the water may affect them adversely. Please also observe the additional precautions advised by the hot tub manufactures; individuals who are pregnant, have high blood pressure, hypertension or diabetes must not use the hot tub. Alcohol must not be consumed while in the hot tub.
A. Yes. Abalone Bay has a gas barbecue. We also have barbecue tools and cover. We ask that you keep the barbecue clean after your use and replace the cover. The barbecue is located on a non-combustible surface. Do not move the BBQ onto the wooden deck or on grasslands.
A. Yes, we have a gas fireplace.
A. Yes, we have central heating. In an effort of saving energy and our valuable resources, remember to close the windows and set it at 68º.
A. Abalone Bay uses mother nature’s system of air conditioning, the coastal breezes, and fog. If you find the house becoming too stuffy or warm open the windows, especially in the bedrooms, keeping the doors open to allow the breezes to flow through the house. Also, open the skylight in the principal bedroom. We have two fans available for bedrooms and one for the living area that will help with air circulation.
A. Generally, the summer and winter months are actually our cooler times of the year. Summer pack a jacket, sweatshirt, or sweater to help ward off the summer fog, coastal breezes, and night air. Winter you’ll want to pack warmer clothes and rain gear. Spring and fall are our most pleasant times of the year with little fog and more stable air. Still, you’ll want to pack a light wrap. A. There is a 60″HDTV in the great room and a 32″ TV in the Master bedroom. We have DIRECTV’s top-of-the-line package, Premier, programming which includes everything you want in TV entertainment and sports. Every premium channel is included. We also have Roku for your subscription TV service.
A. Yes, you will find Abalone Bay’s kitchen is well stocked with the tools needed to make an outstanding meal, including turkey roaster and forks for lifting it out, many platters, as well as bakeware and utensils.
We provide as holiday amenities a full service of holiday Pfaltzgraff Winterberry Dinnerware and a Spode Hanukkah dessert dish.
When you book in December our home is decorated for the Christmas holiday with a wreath, garlands, and a Santa with a special welcoming gift (view our video: Abalone Bay For Your Sea Ranch Christmas Holiday).
A. We provide a first aid kit found in the kitchen. Though the nearest hospital is two hours away, the Coast Life Support District (CLSD) provides paramedic ambulance response and transport. For more serious medical emergencies, Air (helicopter) ambulance service is available on the coast from REACH and from CalStar, and occasionally from Sonoma County Sheriff’s Henry 1 helicopter. If helicopter evacuation is required it is not possible to choose which service will be used; whichever service is available at the time will be dispatched. Memberships can be purchased for a small annual fee from both REACH and Calstar to cover the cost of transport. Check with your personal medical insurance to determine if costs are covered.
